DescriptionThe Oak Flats Estate Subdivision was auctioned in 1921 by Sir George Warburton Fuller, comprising of farms and residential allotments in the general area of Albion Park Rail, Green Meadows and Oak Flats.

The auction was held at Albion Park on Tuesday 15 March 1921 by Stewart and Morton Auctioneers of Nowra and Berry. Lots 9,10 & 11 were farms that were later to become the Oak Flats Township.

Lot 10 was the Lake Illawarra Township Estate. Lot 11 was Kembla Vista Estate and Lot 9 was the Panorama Estate.

The Lake Illawarra Township Estate Lot 10 was sold at the 1921 auction to George Frederick Watts, a farmer, who had been leasing the farm in the late 1900s. The original farmhouse was on the corner of Kingston Street and Central Avenue with the buildings in the car park at the rear of the shops. The position of the water well can be seen in the car park as the bitumen has subsided leaving a neat circular indentation.

Mr. George Watts sold the farm in 1925 to C. R. Staples and Co. who developed the property to be known as the Lake Illawarra Township Estate, the first town subdivision, situated between Tongarra Road and Lake Illawarra. The Estate was surveyed by George Dovers 8th September 1925, certified by Council Clerk Certificate No. 4-1925 on 19th November 1925 by Gabriel Timbs Town Clerk.

The design incorporated the beautiful and wide Central Avenue, tree lined with Brushbox lophostemon confertus eucalyptus trees, and grass lawn meridian strip that recently was planted with Tulip trees liriodendron tulipifera. These trees were donated by the late Lawrence Langley who was a member of the Oak Flats Garden Club.

Other streets were set out in a grid pattern and named after early Federal Parliamentarians, giving Oak Flats a historic connection to the Federation of Australia.

C. R. Staples & Co. had a sales office at Lot No. D137 in Tongarra Road [now Pioneer Drive] part of the present car yard. A front room of this building was used for a short time by Janet Stanford as a grocery store, before the Stanford family moved to Kingston Street Oak Flats in 1930.
